KPMRentals is a full-service, outsourced property management company — Memphis-first, expanding into adjacent Sunbelt SFR markets. We run leasing, maintenance, and back-office operations directly on behalf of owners, with an AI-augmented operations stack as our moat. Memphis offers attractive cash yields, a deep SFR base, and a service-quality gap that incumbents have not closed.

Wedge

Remote owners on Memphis SFR.

Out-of-state and overseas owners hold 1–50 doors in Memphis and similar markets, mostly through turnkey providers and PMCs. They are already paying for property management but get poor transparency, late-night decisions, and no cost benchmarking. We sell them a premium remote-owner experience co-branded with their PMC — and we sell PMCs an AI-augmented operations layer that takes the busywork off their coordinators.

Phase 0 — Design partners

Pilot non-emergency maintenance for 2–3 Memphis PMCs (500–2,000 doors). Prove 20–30% reduction in manual touches.

Phase 1 — Remote-owner overlay

Co-market a premium plan for out-of-state and overseas owners. Acquire via turnkey sellers and wealth advisors.

Yardi/Buildium/RealPage integrations. White-label API and SDK for prop-tech partners.

Subscription per door + add-ons + white-label API.

Coordinator payroll + cloud infra + PMS integration cost. Automation rate drives margin: more straight-through tickets → more doors per coordinator.

Automation rate, ticket density per door, cross-sell of analytics and capex planning to larger owners.

Defensibility

Cross-PMC, cross-market ticket and cost data improving cost prediction and vendor scoring. Deep PMS workflow embedding creates switching costs.

White-label friendly from day one. Explicit contract that we do not accept rent, sign leases, or market properties.

Model reliability

Humans in the loop for all high-impact decisions. Conservative defaults. Disclaimers that AI recommendations require approval.
